Home Staging is pure economics and marketing that by improving upon a product, thereby attracting more buyers increases, it’s selling price. Real Estate Home Staging is the act and art of preparing and showcasing a property for the real estate market. Staging involves much more than bringing in a few pillows or candles. It requires knowledge of real estate, an understanding of property expenditures with return on investment for resale, and the use of creative design elements to maximize the potential buyer appeal.

The critical difference

It is important to note that staging a home to appeal to a buyer is not the same as decorating a home for the homeowner. Living in your home is very different from presenting your home to the buying public for purchase.

De-personalizing your home is critical if the home is to appeal to more potential buyers. Increased amounts of work the buyer feels they may have to do to a house, and the more personalized to the seller’s style the home is, the more difficult it may be for a buyer to envision themselves in that home. If the buyer cannot envision themselves living in the property, they will not likely make an offer on it.

The purpose of Home Staging is to increase the appeal of the home to the most buyers. The more buyers that are interested, the faster the sale, and with fewer objections, it equates to a higher offer and more money for the seller. The investment in staging your home for sale is almost always less than the first price reduction.

Does Staging Work?
Here's what the studies report:
The National Association of Realtors, NAR, has reported that sellers that spend 1-3% of the value of their home on staging reap 8-10% ROI (return on investment).
In a Home Staging Resource study of staged homes more than 50% sold for 10% more.
The Real Estate Staging Association, RESA, found that homes staged prior to going on the market sold on average in 18 days compared to un-staged homes that spent an average of 107 days on the market.
